The Waterfront Development is a major mixed-use destination located in Colombo, Sri Lanka, comprising residential towers, commercial space, a luxury hotel, convention facilities, retail, entertainment and extensive public realm infrastructure.
Developed as a landmark destination on Beira Lake, the project brought together architects, engineers, specialist consultants and client representatives from multiple countries to deliver a highly complex and technically demanding development.
As Project Design Team Principal and Lead Design Coordinator at Balmond Studio, Nick Hancock was responsible for overseeing the coordination and delivery of a multidisciplinary team of more than 100 designers operating across three countries under FIDIC contract conditions.
Working as the central coordination authority between architects, engineers, interior designers, specialist consultants, client representatives and the site delivery team, he directed design management, technical coordination, consultant alignment, programme management and quality assurance across the project.
Responsibilities included managing design deliverables, coordinating consultant inputs, reviewing technical information, overseeing variations, supporting contract administration, directing team resources and maintaining alignment between design intent, commercial requirements and construction objectives.
The project demonstrates the scale of coordination and leadership required to successfully manage large international developments, bringing together multiple disciplines, stakeholders and technical systems within a highly demanding delivery environment.
