The Cascades, designed by Nick Hancock Design Studio for a private development company, is a modern retreat nestled in the forested landscapes of the East Hamptons. The design takes full advantage of its surroundings, optimizing natural views, ventilation, and daylight while ensuring the utmost privacy. Drawing inspiration from masters like Mies van der Rohe, Frank Lloyd Wright, Richard Neutra, and Laurie Abbott, the design merges modernist principles with eco-friendly, sustainable practices.
The East Hamptons, known for its wide weather variations—warm summers averaging 81°F (27°C) and cold winters below freezing—present unique design challenges. The Cascades addresses these by integrating high-performance insulation to retain warmth in winter and natural ventilation for cooling during summer. Cantilevered roofs provide shade, helping maintain comfortable indoor temperatures year-round. Solar panels supplement energy needs, boosting the home’s overall efficiency.
The house’s layout is intelligently divided, with Cartesian walls separating public and private spaces. Expansive windows flood the home with natural light, offering breathtaking views of the surrounding forest. A seamless connection between interior and exterior spaces ensures the home feels both open and private. The outdoor living area extends into a luxurious setting featuring a 25-meter pool, tennis court, and outdoor lounge, enhancing the estate’s recreational offerings. Inside, a double-height waterside library provides a tranquil, light-filled retreat.
Sustainability is central to the design, with eco-conscious materials used throughout. A mix of evergreen and deciduous trees on the property ensures privacy year-round while allowing the landscape to evolve with the changing seasons. The Cascades embodies the perfect blend of luxury, sustainability, and intelligent design, offering a unique, harmonious living experience tailored to the Hamptons’ dynamic environment.
